🚩 Red Flag 1: The "Cash Discount"

 

  • What they say: "I can knock 20% off if you pay me in cash and we forget the VAT."

  • The Reality: Tax evasion isn't a perk; it's a massive risk. If you pay in cash with no VAT receipt, you have zero paper trail and zero legal recourse when things go wrong. If they disappear, Trading Standards cannot help you. A legitimate firm operates legally, pays its taxes, and protects you with proper invoicing.   • We Accept Cash, properly: If your preferred payment method is cash, we still go through all the formalities and paperwork. The only thing different is the payment type. 

 

 

🚩 Red Flag 2: Guessing the Steel

 

  • What they say: "I've been doing this 20 years, I know what size RSJ beam you need. We don't need a structural engineer."

  • The Reality: It is physically and legally impossible to guess structural load paths. If a builder installs a beam without independent structural calculations, Building Control will not sign it off, your house could suffer severe structural failure, and your home insurance will be instantly voided.

  • What they say: "You're in luck, my other job got delayed so I can start digging your footings next week."

  • The Reality: Good, compliant builders are booked up months in advance. If a contractor has a completely empty diary and a gang of lads ready to start on three days' notice, you have to ask yourself why nobody else wants to hire them. True professionals have lead times.


 

🚩 Red Flag 4: The Handshake Agreement

  • What they say: "We don't need a massive contract, mate. My word is my bond."

  • The Reality: A handshake won't protect you when the builder asks for an extra £5,000 for "unforeseen groundworks."
