Phase 1: Containment & Triage

When we take over, the bleeding stops immediately. Our first 48 hours are dedicated purely to damage control and legal compliance.

  • Make Safe & Secure: We lock down the perimeter, secure exposed trenches, and make the structure watertight to prevent further weather degradation to your asset.

  • CDM 2015 Compliance: We immediately assume the role of Principal Contractor, ensuring the site meets all Health & Safety Executive (HSE) standards so you are legally protected.

  • The "Line in the Sand": We comprehensively document the exact state of the site on the day we take over. This provides crucial photographic and written evidence should you need to pursue the previous contractor legally.

Phase 2: The Forensic Site Audit

We assume everything the previous builder touched is flawed until we prove otherwise. We do not build on top of bad foundations.

  • Intrusive Inspections: We X-ray the site. We open up the walls, check the steelwork torque, and test the wiring against the approved architectural plans.

  • Building Control Liaison: We bring the local authority building inspectors to the site immediately. We proactively highlight the inherited issues to them, rather than trying to hide them, establishing immediate trust with the council.

  • The Honest Truth: We provide you with a brutal, itemised report of what can be saved, what must be demolished, and exactly what it will take to fix it.

Phase 3: Untangling the Red Tape

Failed builds usually leave a wake of administrative chaos, lapsed planning permissions, and furious neighbours. We act as your shield.

  • Neighbour Mediation: If the Party Wall agreement has been breached or neighbours are hostile due to the delays, we step in as the professional point of contact to de-escalate the situation.

  • Contractual Re-Set: We draft a new, ironclad JCT Contract. This legally binds the new timeline, fixes the costs where possible, and outlines a strict milestone payment schedule.

Phase 4: Executing the Relaunch

Once the site is legally and structurally sanitized, we hit the ground running.

  • You are assigned a dedicated Structura Project Manager.

  • We implement a strict Critical Path timeline. You will know exactly what trades are on site, and when.

  • You stop paying for promises, and you only pay for verified, signed-off progress.
